The 30-year-old is entering the final year of his Manchester City contract and has made substitute appearances in both of the club’s opening games under manager Enzo Maresca. Sunderland are considering a loan deal, although a permanent transfer is also being explored.
Grealish spent last season on loan at Everton, where he impressed before an injury brought his campaign to an early end. The Toffees remain keen on securing his return as they look to strengthen their squad.
